A 6-Step Timeline for Selling Your Home

Selling a home isn’t a sprint; it’s more like a marathon, with many moving parts. The timeline calls for planning and preparation, whether you’re a first-time home seller or a selling pro. To make the process less stressful, we’ve gathered a list of X steps in the typical timeline that should help you know what to expect.


You don’t have to make a move today, of course, but now is the time to decide when you do want to sell. Some factors to consider: nowadays, the “when” doesn’t necessarily mean December is down and out; your real estate agent in Myrtle Beach, S.C., will have access to data thousands of home sales in your area and when they occurred. You’ll also want to evaluate your finances, your budget, your loan payment and your mortgage payoff.

2 Months Before Listing
Again, research your market for home sales stats, such as homes for sale in Conway, S.C. Then, hire a professional to guide you through the home selling process. The right match will be working closely with you, so ask for recommendations from friends and family and do some research on their experience and reputation on your own. After you strategize with your real estate agent as to what time of year to list your house, it’s a good idea to hire a pre-sale inspector to allow time for repairs you need to make before listing. Definitely make sure the roof, plumbing/draining, foundation, electrical and windows are in proper working condition for potential buyers.

1 Month Before Listing

After repairs, start prettying the place up! Paint or wash interior walls, make sure kitchen cabinets and drawers work and close, and more. This is now a good time to rent a storage pod or unit and start to move out any rooms overloaded with furniture, personal pictures on the walls, and overall clutter. Consider hiring a professional to declutter and stage – and take the stress off of you – and a professional cleaning company to wash floors, wipe down baseboards and make things shine from floor to ceiling.

2-3 Weeks Before Listing

Lean on your real estate agent for a professional estimate on your home value and what you should set as the listing price. Make sure all liens are cleared and figure out your loan payout info.

1 Week Before Listing

Now that you have your home in tip-top shape, your real estate agent will want to get professional photography and videography (even aerial shots) done to properly market your property – inside and out. Your first impression through visuals is everything. This is what makes a home stand out from the competition when potential home buyers are scrolling through hundreds of listings.  

Listing Day and the Days Following …

This is the day you’ve been waiting for! Your home listing is now live on all the major real estate sites, your for sale sign is already posted in the front yard, and you’re now waiting for showings to be scheduled with your real estate agent. This is also the time when you’ll need to keep your house clean at all times. Hopefully, you’ll see offers, which you’ll be able to review and negotiate if necessary! Once you accept the offer of your dreams, the closing paperwork begins, the keys are handed over, and this chapter of your life at this home ends. Now it’s time to open the door to a new home!
